This house has mesmerising views over Balmoral beach and Middle harbour and was purchased by the current owners as a newly constructed speculative development on the steep north facing site.

Over time the original development showed inadequacies in the construction and accommodation and the requirement from LCA was for an additional level for a master suite and also a complete refurbishment of the existing upper level living spaces. The existing garage, well below the house on the street level was to be rebuilt to allow a new swimming pool to be integrated into the concrete roof structure.

The main living level honours the site's true centrepiece, the panoramic views over middle harbour. Frameless glass doors and near invisible thresholds blur the distinction between indoors and outdoors and expands on the generous width and dimension of the terrace and the living spaces.

The building is largely rebuilt to be transformed from a faux Spanish villa to a sleek high quality contemporary new home.
